Amortization Schedule Excel Template
Want to build your loan payoff plan in a spreadsheet instead of a web page? Download our free amortization schedule template for Microsoft Excel and get a complete month-by-month breakdown of your loan — payment, interest, principal and remaining balance — that you can save, print and tweak as much as you like.
The template is a single clean worksheet that works in Excel, Google Sheets, LibreOffice and Apple Numbers. Enter your loan amount, interest rate, term and start date, and the schedule rebuilds itself instantly: every formula is live, nothing is hard-coded, and a chart of your declining balance updates as you type.
What's inside
- Loan summary — your monthly payment is calculated with Excel's built-in
PMTfunction, alongside the total interest and the total amount you will pay over the life of the loan. - Full payment schedule — up to 480 monthly payments (40 years), each split into interest and principal, with payment dates and the running balance after every payment.
- Balance chart — a line chart that shows how your balance falls over time, so you can see the exact point where principal starts outpacing interest.
- Editable inputs — loan amount, annual rate, term in years and start date are the only cells you need to touch; everything else recalculates automatically.
How to use it
- Download the template and open it in Excel (or upload it to Google Sheets — it converts cleanly).
- Replace the example loan amount, interest rate, term and start date with your own numbers.
- Read your monthly payment from the summary block and scroll the schedule to any month you are curious about.
- Try different scenarios: shorten the term, bump the rate, or compare two loans side by side in two copies of the sheet.
If you'd rather not open a spreadsheet at all, our online amortization schedule calculator does the same math right in your browser, complete with charts and a printable schedule.
Frequently Asked Questions
How do I create an amortization schedule in Excel?
You need three ingredients: the PMT function to compute the fixed monthly payment, a row per payment that splits it into interest (balance × monthly rate) and principal (payment − interest), and a running balance that shrinks by the principal amount each month. Our template has all of this wired up already — download it and study the formulas, they are intentionally simple and unprotected.
Does the template handle different loan terms?
Yes. Set the term to anything from 1 to 40 years and the schedule automatically extends or trims itself — rows beyond your final payment stay blank, and the last payment is adjusted so the balance lands exactly on zero.
Will it work in Google Sheets or LibreOffice?
Yes. The template only uses standard functions (PMT, EDATE, MIN, SUM, IF) that are supported by Excel 2007+, Google Sheets, LibreOffice Calc and Apple Numbers.
Is the template really free?
Completely free, no e-mail or registration required. It's the same math that powers our online calculator, packaged as a spreadsheet you can keep.
